Frequently asked questions
Is an electronically signed lease agreement valid in Colombia?
Yes. Law 527 of 1999 recognizes functional equivalence between handwritten and electronic signatures, and Law 820 of 2003 (urban residential leases) does not require a handwritten signature or notarization. A lease signed in Validocus with video evidence and a blockchain hash is admissible as evidence in any eviction or collection proceeding.
How does a co-signer who lives in another city sign?
You send them an email invitation. The co-signer opens the link from their phone in Bogotá, Medellín, Cartagena, Miami, or wherever they are, reviews the contract, and signs with their on-screen stroke plus video evidence. Does it work for residential purchase promises?
Yes. A purchase promise is a bilateral contract that requires the parties' consent and a specific subject — it does not require a handwritten signature or a public instrument (that is only required for the public deed of sale before a notary, not for the promise). What if the tenant claims they didn't sign?
